SAY NO TO WRECKLESS DEVELOPMENT

East Shea Boulevard & SR 51, Phoenix, Arizona

A rezoning application has been filed by an outside developer to demolish the existing office building and replace it with 169 - 200 multi bedroom apartments at the northeast of corner of Shea Blvd. & SR51.

This overdevelopment is a hostile intrusion on our neighborhood. Join our fight and save the Sheaborhood!

MAY 2026 UPDATE

At our April 20, 2026 Community Meeting, a representative from Debra Stark's (District 3 Phoenix City Council Member) made mention that Debra had reached out to the developer to let him know that his application for re-zoning will not be approved. At a Sheaborhood small business meeting the following week, Debra was in attendance and confirmed that she has let the developer know that she has the 5 necessary City Council votes against the high density re-zoning request (R-5 PRD).

As of mid-May 2026, the rezoning application is still active and has not been withdrawn.  We continue to monitor the PV Village Planning Committee Agenda as well as keep watch on property, as the developer is required to post signs 14 days or more before a public rezoning hearing.

The project looks to be on hold for now but that could change at anytime. Please continue to check back for further updates.

Our Story

Since the 1960s and '70s, families have built their dreams here - single-family homes on generous lots, quiet cul-de-sacs where children can safely ride their bikes, and neighbors who know one another by name.

Back then, life was simple and full: a walk to the park, a quick drive to local shops, a friendly wave from the front porch. Today, those same values remain at the heart of who we are.

Our Neighborhood Today

We're a vibrant mix of small businesses and homeowners who care deeply about this place. We're steps from the trails of North Mountain, minutes from the highway and shopping, yet worlds away from the rush of city life. Realtors call it a hidden gem — and they're right.

But to us, it's more than that. It's where families grow, where generations stay, and where the spirit of home endures.

Our Future

Today, our neighborhood faces a serious challenge: the proposed rezoning that threatens to change the very character of our community. We understand that growth is part of any city's future- and we welcome it. But we believe that responsible growth must honor the history and fabric of the neighborhoods that built this city. It must also recognize the enormous strain our aging infrastructure is already facing — particularly from traffic — and not compound those challenges.

Any plan for growth should help us address these realities, strengthen our shared foundation, and ensure that the families who live and work here can continue to thrive for generations to come.
